This elevated garden-level apartment, located in the Palm Beach district, offers a beautiful balance between privacy and beach access. A simple and pleasant getaway where you can enjoy meals al fresco, naps in the shade, and swims at any time of day.

HOUSING
From the entrance, you access a bright living room with a lounge, a fully equipped open kitchen, and access to the veranda.
This indoor dining space extends life to the outdoors, opening onto the garden and swimming pool.
The east-facing garden, with sea view, is accessible from the living room, with garden furniture, table and high chairs.
On the night side, the corridor leads to three bedrooms:
- A bedroom with queen size bed (160x200cm), wardrobe, TV and direct access to the garden
- A second bedroom, identical, this one with a bathroom also including a shower and double sink
- A third bedroom, at the back of the apartment, also with queen size bed and wardrobe
- An additional shower room
- A separate toilet.
ACCESS TO THE PROPERTY
From Nice Airport: approximately 35 minutes by car via the A8 motorway.
From Cannes train station: approximately 10 minutes by car or 30 minutes on foot.

IN THE SURROUNDING AREA
- Palm Beach: just a 4-minute walk away, to lay your towel on the sand or reserve a deckchair by the sea
- Beach restaurants: with your feet in the sand or on a shaded terrace, lunch or dinner just a 5-minute walk away
- Port Pierre Canto: a 6-minute walk, perfect for an evening stroll among the yachts or for renting a boat
- Boulevard de la Croisette: reach this legendary promenade in 13 minutes on foot. Palaces, luxury boutiques and sea views all along
- Rue d'Antibes: a 20-minute walk or 5-minute drive away, you will find all the fashion brands, lively cafes and local shops
- Suquet district: 15 minutes by car to stroll through the narrow streets of old Cannes, dine in a small restaurant and enjoy the Forville market

Late arrival until 10 p.m. on request and at an additional cost.
Beyond these times, arrivals are only via key box.
All key boxes are located in front of our premises, 85 avenue du Maréchal Juin in Cannes, and keys must therefore be collected from this address for all key box arrivals.
